Hi @Shannon McKenna I'm in the solar industry and would be open to sharing any knowledge I can that might help. My plan is also to build a portfolio of smart homes for rent that will include solar. There are ways to take advantage of the tax credits without having to buy in bulk and there are most certainly considerations that need to be made when it comes to their installation.
Feel free to message me and I'll give you and/or the investor my mobile #. Not sure if we have a solution that will meet the needs specified but I'll be able at least to provide some worthwhile information. Just about every home and location has differences so I'd need some basic information on the properties and current electrical usage to start.

How is the current owner charging the tenants for the power @Dong Yan? Is it padded into the rent and offered as "free electricity" or is he billing separately as a power provider? I don't understand why the owner would not pay off the solar loan in escrow, especially as appraisals now will factor in solar systems as an added value asset. As @Carson Wilcox said it literally makes no sense that he would insist on loan assumption rather than pay off in escrow.

Thank you. We previously owned rentals in Denton TX and I'd like a chance to "get it right" there. Hindsight on where we did not make good choices is very clear!

Hi, my name is Andrew Smith. I live with my family in Valencia in the Santa Clarita Valley, CA.
I joined Bigger Pockets with the main intention of developing a deep understanding of rental property ownership both local to me and out of State. I had some experience a decade ago, but made mistakes then that I don't wish to repeat. I'm looking to learn financing and how to buy distressed properties well. I am open to local purchases and also out of State purchases as our local housing market is relatively expensive.
I hadn't realised when I joined Bigger Pockets that there was such an extensive network and forum. I hope I can add value to that network. My expertise is in solar and I am happy to share any knowledge to others that may be of benefit.
