I know the answer is mostly SEO. But I also heard it's a long process and people pay large amount of time to get that ranking high up there. Is this something I can do myself? You know, like writing an article from time to time. But what are the things I should be aware of when writing those articles? What weighs more in Google when it comes to SEO and ranking high in organic search?

Seller is daughter and mom. Both of them are on the title.  But... her mom is on medicare, which means if they sell the house nursing home is going to get all the money. Any way to go around it?

I plan to do a Facebook ad for my potential rent-to-own tenant buyers since that's my main disposition strategy for all my acquired properties. But my ad was rejected because the lead form was asking questions that's not allowed by FB:

  • How much is your household monthly income after tax?
  • How much are you able to put down for purchasing this house?

If these questions are not allowed, what kind questions should I ask to screen people? I'm getting way too many unqualified tenant buyers... Someone w FB marketing experience please help.

Basically the single member LLC transferred 100% ownership interest from my dad to me. Do I need to file for a new EIN on the same LLC?

I have only one LLC created so far. That LLC has both flips and buy & hold properties. I recently learned that I should have separate LLCs for flips and hold properties. Currently I have a property just finished remodel, I'm wanting to transfer that to a new LLC I'm about the create. Right now that property is held in a land trust and my LLC is the beneficiary. How should I go about transfer the property and the bookkeeping side of it? I can simply assign the beneficial interest to the new LLC without the title change. Would I still need a closing from title company? Is that necessary? How about the bookkeeping side of it? Is the sale price gonna be my purchase + repairs and the cost basis will just be the same price for my new LLC?

@Dave Foster About the 1031 exchange, are you saying I should do it at end of my flip, or at end of my 1 year holding time. Thank you for the insight by the way.
