We did that by the evaporator unit and everything seems fine. He mentioned perhaps pouring water into the drain pipe by the evaporator and using the shop vac as a blower to see where the water ends up.

Hey BP! 

I took a handy man to inspect a property I found through direct mail to get his opinion on the property. One of the things he noticed is that there is no drain pipe next to the condenser unit (like there normally is); there is no visible drain pipe anywhere. 

Does anyone have advice on finding the drain pipe for the HVAC unit?

@Horacio Cruz Trujano One way that you would be able to acquire the property with little or no money down is through "subject-to" financing. You would essentially assume payments of their mortgage and the property would be in your name. Ideally you would want to do this if 'buy and hold' investing is what you want to do.

Horacio, from what I have heard from wholesalers on podcasts and personal conversations, you would want to find a property that is way below market value so when it is sold to the investor s/he is also able to acquire it at below market value and you are still able to make a profit.

@Michael Merritt I have heard of returns ranging from anywhere between 1%-15%. I have done one campaign; I sent out 10 letters and received 1 call, all within 3 weeks. Depends on the market.

You are never too young to start! The BiggerPockets podcasts are a great place to start. 

Also, you may be able to find local investors in the area that would not mind you shadowing what they do.
