I agree with John. Making sure your presentation looks professional is a fraction it. Making sure you utilize the right words and come across with confidence is imperative. But I am sure I am preaching to the choir.

Personally I have used Google Docs and Keynote (Apple's equivalent to Powerpoint) with success.

Keep it up!!! You are on the right track. The gold is in the follow up, so don't throw any lead away. Especially the one where you told them they would get top dollar. You planted that in their heads and now when you call back and "Claude" them by saying something along the lines of how embarrassed you are to call them because it has surely sold by now, they may feel doubt in their price. Then you offer cash or seller financing.

You are on the road I was this time last year. I almost had one deal that would have been a home run. Easily a 20k+ deal, but it fell through and I made the mistake of letting work take over my life again. I got two promotions but now I am 400 miles from home on a business trip. I am making more money now but my goal is to be home more for my kids. Funny how easy it is to lose sight. Learn from my mistakes and push through.

It's easy to get down about the AZ market being "crowded" but I agree with Richard. If you do the things that others don't want to do, you will find that deal. It isn't easy, but it will be worth it once the money your looking for starts rolling in.

Be persistent and consistent and don't let that fire burn out that was ignited by the course you purchased. I have let that happen to me, and I won't let it happen again.

I've wrestled with this myself. I am currently a wholesaler trying to get my first deal, but I have limited funds for marketing. I am now thinking of getting my RE license to help supplement my marketing because I friends and family know I know what I am talking about so they ask me questions and then go buy from a realtor.
They both are a lot of work and both have there advantages. A wholesaler can make 5, 10, 20k on a 50k house, its just in the negotiations. Where an agent is limited to a commission.

I ended up making a template and ripping off the paper from my yellow legal pad and using my copier to make them. That way when I go to send them out I just have to put in the property address and owners name. You can have a company write and mail them for you but when getting started every marketing dollar counts so I saved quite a bit doing it myself.

As far as listsource, you can download the list and print it off if you want to. And the yellow letter is handwritten, so you would just transfer it from list to letter by hand.

I figured it out on the ARMLS. I ran into my old junior high band teach turned realtor/investor and he sent it to me last night. If anyone needs the step by step for Arizona's MLS I can supply that.

@ Ben...I did the same thing with a couple other agents and they weren't investor savvy. But that is the best way I have found to get them even to talk to you.

Post: Business Focus With Constrained Resources

I am new to RE investing but not to business. I think that everyone has a business model and is entitled to run their business how they want.

For instance, I have limited resources now so wholesaling, flipping, etc. would work great for me to raise some capital.

I plan on using a laser like focus when I settle on a strategy. But as it was said earlier, strategies run their course and we move on to bigger and better things that make us bigger and better checks.

We use an option contract. Land trusts were the way to go a few years ago but most title companies have wised up to them. Google the death of the land trust and you will find a wealth of info

Thank you all for your input. I know there is much to learn in short sales and I have studied the other steps in the process. For me this is the last piece of the puzzle before I feel comfortable taking the plunge.

I will be sure to be more detailed and use better word choice in further posts. I know that short sales takes a lot of work and that I am focused on helping good people out of bad situations and not "tying" up a property.

I just want to be able to be able to focus solely on solving the homeowners problem and not worry about whether another investor is going to be able to swoop in.

Again, I appreciate all those who where encouraging and helpful.
