Hey guys!

Have anyone try to install a VRF hvac system on their recent flips?  Talking to my GC friend and he said this is a new hype + a great energy saver compared to traditional AC and heating system.

Btw..have anyone tried to join the SJREIA?  I was suggested to join some local community and found SJREIA but....something odd about that community:

  • The address on Yelp is different from the one on their main website.
  • Tried calling and emailing them on many occasions but never got any response back.
  • Plus, it's $300+ per year on annual fee...

But, I'm just glad I've found BP so no complaints here..:)

@Joseph M. yes.  I haven't found an ideal flip yet and still trying to get the perquisites together although I spoke to an investor friendly RE agent and he have clients that have margin'd ~$100k or so in Hayward area.  He also told me Oakland have some weird laws going on there regarding safety inspection and can add up the cost of renovating so he never would touch there nor would the contractors he works with.  But yet, I've heard it's a good opportunity as well so I guess it depends who you are connected with down there.

That's great input, thank you.  Currently I still hold a full time job and probably will until I feel comfortable going into this full time.  So I was thinking hiring a trusted GC will help me manage the rehab project.

Hello everyone,

What's the average market percentage rate that a GC would take in to manage a renovation project for you in the Silicon Valley area?  The one I spoke to over the week charges 10%.

Thanks guys for your great responses.  Turns out one of the guys I use to practice martial arts with is a 20 year GC.  He gave me a tour of his business and all the work he's currently doing and pictures of houses he has flipped for other clients.  We both were pretty clear that trust needs to be developed over time as we do different projects with each other.  It was also a good reunion.  :)
