I have a motivated seller that I need to send offers to within the next 2-3 days. But I'm struggling to structure this deal in such a way that will allow me to stay in the deal; rather than wholesale.
Seller Owns this property free and clear. 4B/3B, 1900+ SQFT, Palmdale, CA (50 mi northeast of LA), ARV $250K, Rehab Between $35K and $60K depending on what you want to do with it (rent vs fix/flip).
I'm pretty sure I can get the seller to accept some owner financing perhaps for about 6 months; long enough to fix up the property and sell it retail. (it shouldn't take that long to rehab)
Before I ask this question, I will say, I have no capital, down payment or "skin in the game." This is my first potential deal. How can I structure this deal so that I can stay in it to flip? Or am I being delusional?

A tip that I have had luck with is actually "calculating" the deal in front of the seller.. people forget that realtor fees and closing cost are there, if you have a legit bid that always helps.
Hey Deren, Thanks for the tips. Unfortunately, the one contractor I called last week never called me back to meet me at the property. So, I know who not to use when I really get going. The Seller was open to allowing the contractor to walk the property with me. Too bad I didn't have one with me.

That said, the more deals you look at, the more deals you buy, the smaller the gap between guessing and estimating will become (for various reasons).
You aren't over thinking it, it's just an experience difference. You SHOULD be thinking about it a ton. If you need to break out and hustle over to a dozen houses a week so you can be sure...then that's what you do.
Hey Alexander, in what cases do you bid blind on some deals? And what factors help you make that blind bid?

So I recently heard on a BP podcast (BP Podcast 181 @ 22:00mins) that one way to find out where investors are buying homes cash is to obtain a list of "corporations" that bought properties cash in a particular area in the last 6 months, absentee owned (in-state and out-of-state). To purchase a list like this would cost in excess of $1700 (at least in my area). This is pretty excessive just for research. I was told that this wasn't right.
Anyone have any idea what I did wrong? Can a list like this be obtained for much less than this, or even free? Do realtors have this info?

Hello everyone,
I'm sure this discussion is somewhere on the forums, but I just don't have time to search for the answer I need.
I'm viewing a property this weekend and I'd like to bring a contractor along with me to submit a bid/estimate of repairs/renovs. The seller will be there as well just to open the door; and just chat a little bit about the property. It seems kind of weird (to me) walking the property with a contractor while the seller is there. I guess I feel uneasy talking about potentially tearing down walls, or any extensive renovations; as to not scare the seller thinking I'm going to lowball them because "the house needs so many repairs/renovs."
Is it ok to view a property with a contractor while the seller is there?

Best bet is to find a contractor or handyman on Angie's list or Yelp and just call some folks. Just make sure they have experience working with investors otherwise their quotes are going to be huge.

Another question for you, will contractors charge a fee just to come out and walk a property with you?

I'm going to look at a house on the East side of Palmdale, CA. I'd like to bring a contractor with me to assess any renovations needed so that I can make an offer on the property. Can anyone refer any general contractors in the area?

I have noticed my call volume is increasing the more times I mail to them. At first, I was only getting 1-2 calls.
Hi Shanequa, thank you for sharing your experience. $8K+ seems like a whole heck of a lot of money. Is that a normal budget for marketing? If so...I guess I'm done!
