Can someone please tell me if bird dogging really exists or is just a scam that these "gurus" market in order to entice newbie investors who want to believe that Real Estate investing is really that easy? I just want a legitimate opportunity where I could use my research skills to find viable investment properties for a "finder's fee" while I learn the ropes. I am certain that there are legitimate investors and/or knowledgeable people here that could offer REAL advice and opportunities to learn this business while I make money. I feel somewhat disheartened by all of the bs out there but I know that I can do this! I just need the help and guidance of my fellow Bigger Pockets members. I don't know where to begin. There are so many scams out there. Please help! Thank you sooo much!!!

Hi There!!! Thank you so much for the much needed feedback. On an unrelated subject. I noticed that you are a wholesaler. Do you do back to back closings? And if so, I would like just a little advice on how to do that in my area from someone who is actually doing it, rather than from the countless of ebooks and books that I have read.

Hi All,
I wanted to know if I would be able to find multi family REO or Preforclosure investments before it becomes public and is all over the internet, by going to the county clerk's office. I know that establishing relationships with banks (who own the REOs) and realtors would be a good option because they are provided with this information and can present it to me before it goes public. Any advice would be greatly appreciated!

Thank you Jon. They are listed as "Not for sale" on the MLS and Realtor.com so that means that someone already purchased it? It became an REO only two weeks ago!!!

Hello There. I have yet another question. Why is a property listed as an REO on Realty Trac yet is off the market on Trulia? Which is more accurate? In addition I can't find any information on this anywhere!!!

Hello Community. I have a question. If I want to purchase a multi family REO, I cannot contact the management company for creative financing, right? Because it is now owned by the bank. So I have another question. Should I contact the lender directly and negotiate? If so, how can I find the lenders' information?

Thanks again Joseph!! That is also a really good idea that I have been considering since there are a few in my area that would make good deals. I want to acquire a number of buildings so my equity would be disbursed through my portfolio of buildings within my two year time frame!!

Hi Joseph. Thank you for the advice!! That is a fabulous idea!! Now the hard part is finding these private lenders. But I will do my research because I know this property will provide me with a very decent profit!!
