@Rachel Hughes I applaud your patience. My places vary with either a 10:00 or 11:00 check out but I will always try to accommodate a late check out (or early check in which is 3:00) if it is possible, why not?  Sometimes it isn't possible though, and guests need to realize that, unfortunately many don't. My question is if a hotel was less expensive and offered a later check out why didn't she book there??? I'm amazed that you even allow a 1 night rental as they can be so much work.

@Brad Turley I have properties that I do Air Bnb with then also manage some for others that have full time jobs and don't want to deal with the day to day. They do still profit from the arrangement, but while there is not a ton of that business, there is some demand. Like everything the situation & numbers have to be right for all. Most of the people that I have done the managing for have come from word of mouth/referral. One I got back in the day when Air Bnb would pair home owners with co-hosts which they don't do anymore. Not sure why that is...

@Krystle Housley very similar situation here in Chicago. City Ordinance went into effect about a year and a half ago. Almost impossible to get a straight answer from either Air Bnb or the City of Chicago. This group has been doing some excellent work on behalf of hosts here - perhaps it would be worth checking out on your end:   https://keepchicagolivable.com/about/

I agree with @Ryan Detig that you should definitely be charging more than a typical air bnb rent. Personally I would start at 2x but as it is student film there may not be budget for that. Most importantly I would ask how big the crew is going to be and how much equipment they will be bringing in and out. (also will they be leaving the equipment over night?). I have had commercial shoots in the past the amount of people and equipment used was eye opening.

It's tough to determine how many days you will rent your place as it will vary from property to property (# of beds, amenities, etc) and city/location will also give you many variables. What I do when looking at potential properties is to go to your location on Air Bnb and see how many similar properties there are and take note of those properties calendars to get an idea of how many of their future dates are blocked off. Most likely these are rented days but could also be dates they just decided not to rent. I have also got reports from a company called Air DNA that will give analysis of a market by zip code.
