So I am on my live in flip which is going to become my first rental property in a year or so. My windows are pretty shot so I am getting them all new, $8,000 for whole house vinyl or $12,000 for Marvin fiber glass windows which may work better for resale and less repairs in the future. Any input is appreciated !

@Account Closed Have you had any success cash flowing in Phillipsburg? I was considering that area but I am afraid that people are moving either closer to the city or into PA. Then again they do have a beautiful High School now so I am hoping that helps bring more people to the town.

@Odie Ayaga I haven't worked with many different banks before so maybe it is just my lack of experience. I have just always had good customer service at the Byram NJ branch of PNC. The employees are very friendly and know me my name just from cashing regular checks and their apps and account setups are simple to use. I do need to find a smaller bank that works with investors though because I know they can make more exceptions than major banks can

Thank you everyone! @Account Closed I have heard that Grand Rapids is a great place to invest do you know of any good property management and/or turnkey companies there? I like to keep my options open for long distance investing but or course would need a great property management company

I plan to either sell or rent my current property to buy a multifamily. It is a smaller but newly updated house that will rent well but the yard is on an acre. Not sure if tenants typically enjoy the maintenance of a large yard or if that will intimidate most tenants. Also do I have to provide a lawn mower? Maybe I will list it for rent and for sale and see which offers are the most attractive

@Eric Nunes I went with PNC as I have a good relationship with them. I am also going to check with smaller local banks for other lines of credit just to have as back ups. The process takes about three weeks as they have to underwrite, come out and appraise, etc.

As I have been living in my first property which is a live in flip I have built a good amount of equity. Just applied for my first HELOC so I can hopefully purchase my first rental property. I live in NJ and have been checking into the allentown, and easton pa market, greenville, NC market, and Morris County NJ market. Not sure where I am going yet but if my HELOC doesn't get me enough to purchase a rental what is the best second form of cash? hard money lenders, adding a partner, etc??

Greik Brothers Paving is a good affordable company and they do commercial work. They take care of a few malls in Northern NJ and I used them to do a part of the parking lot at my job. Tell them I referred you if you would like they are great people
