Definitely connect with other well known and qualified investors out in that area to learn the market, use the BP calculators and rent estimators, etc.  Are you currently renting in NJ or own?

OR a tiny home ADU to air bnb. I am looking into those and if you hook them up to regular plumbing (In my case a septic, etc.) or how it would work exactly. but can be a very cheap way to add a air bnb to your back yard. Even home depot is selling tiny homes now (I would imagine they aren't the best quality but at the same time I have no idea so if anyone has bought a tiny home from there please share your experience) but I would probably just have a carpenter build one so I know it is solid

If you go the route of going with a partner and giving them a good return for financing etc. just keep in mind when making your calls that you aren't asking for money but instead your offering an opportunity. I started putting the idea out there with a few people on being financial partners or offering a second lien etc. for a private loan and that little mindset change helped me switch from thinking "no way could I ever ask for that", to "it would be cool to help grow a friend or family members wealth while investing together" Best of luck!

It depends what your looking for, Midwest is great for cashflow but not so great (Most areas anyway) for appreciation when the coastal states will be a higher price point to get in and may not cashflow as well (Again not all properties) but coastal states will normally appreciate more etc. Main things if you go long distance is a good property manager, realtor, and contractor

It wouldn't be a bad experience to move for a little bit to get into cheaper properties with low money down. Keep in mind though if you move to another location, a lender is going to want to see a job offer and a first paystub before moving in, OR if you are able to work remote they will just need a letter showing that you are allowed to work remote. 

13K will be touch to get into the CA market of course, try to think of maybe a family member who would help out,if you have funds in a IRA/401k, or any other types of money you may have that you may need to get creative to get. Refinancing a car that doesn't have a car loan, etc. while of course watching your debt to income limits
