That's great that you are taking your mindset to the next level! 

Talk with property managers as well as they will sometimes have inside information if one of their clients are selling a building before it hits the market

Your network is your net-worth as they say. Whether if you have zero deals or a million deals, come have a drink and network with other like-minded people. This will be a monthly event in the Morris County area of NJ. This is only the second month but we plan on either this month or the following to add a topic for the night so in between networking there will be an agenda. Ideas are welcome and shoot me a message if you plan to attend! (or just show up 6pm or later) The event and group can also be found on Meetup and Eventbrite. Lastly, networking doesn't only need to be for investors. Most investors will need a plumber, electrician, handyman, etc. so feel free to bring any friends in related fields to help them grow their network as well

Yes there are loans called DSCR loans which don't require paystubs/income statements as they are based on the properties rental income. It is a great tool for people transitioning from full time W2 to full time investor. Feel free to reach out if you have any questions on how they work

Also knowing rents and home values is great. If you analyze enough deals in your market or maybe just analyze one a day for a few weeks you will be able to see a property listed and instantly have an idea if it is worth offering on the property or not so you can beat your competition to the contract especially in this market
