Hey Ronnie. I have a property in Christian Park that is currently rented. It may meet your requirements, but is 2 bedroom and little smaller than what you desire. But it is rented at $800/month. Message me if you want information. It is not listed. But will be in the near future.

I posted about this a couple weeks ago. The tenant's lease ends August 31. My intention is to sell the property in September. However, the tenants have not yet found a new place to rent. August 31 is fast approaching. I have contacted the tenant and have offered to transition their lease to a month to month contract. I have written an addendum to the current lease that spells out the month to month clause and I have told the tenants that I will be there in the morning so they can sign this agreement.
I don't want them out on the streets, but I also don't think they are working that hard to find a new place. They are being very picky about the properties and they expect they can get a mansion for a song.
Anyway, I am starting to consider selling the property even though the tenant is still living there. What has been your experience selling under this circumstance (or buying). I'm not desperate to sell it and can carry it a while even if the tenants don't pay and become squatters. however, after trying on the landlord hat for a while, I have decided it too much hassle while also having a full time job, and being a wife and mother. I want to sell. but the tenant won't leave.

Your description of East/near East side is too broad of an area. It's impossible to give an easy answer to your query. Are you talking about Arsenal Heights, Tuxedo park, Christian park, Fountain square, Irvington, etc? There's a lot that is "east". And there are plenty of working class areas that attract quality tenants. There are also plenty of areas to steer clear of.
What neighborhoods are you exploring?

nope. nope nope nope. I would take it off, maybe put a flower box there, or nothing at all. That is not adequately supported. The angled brace against the building causes me to say this. Plus, it's not big enough to be functional anyway. If you want there to be a balcony, rip that thing off and put a proper balcony in place, with support posts from the ground.

I have a 2 bedroom SFH in Christian Park that has a rental history of 750-800 per month over the last 2 years. We will be selling it soon, hopefully in September. However we are waiting for our current tenants to find a new place. When we leased to them I promised I would not list it for sale while they are still living there.
Anyway, other than being a 2 bedroom (not 3), it may be the type of property you are looking for. Overall, I have been happy with owning in Christian Park. Working class, friendly neighbors and a neighborhood association (not HOA) of owners that are very involved in making it a nice community to live.

I have the best family renting our property in Christian Park. This is the only rental property we own and we are wanting to sell it next month. Their lease ends the end of August. She is telling me that she is having a hard time getting landlords to return her calls.
So, I'm asking my Indy colleagues if you have a vacancy you are looking to fill. She wants to be in the area between Christian park south to Beech Grove. Their budget is 800-900 per month. The family consists of 2 adults and 2 kids ages 4 and 13. These have been the best tenants for us, if we were keeping the property, we would keep the tenants. The have paid on time every month and have been in the home for a year. The only problem is that he has a felony on his record, this is a drunk driving conviction that is 15 years old.
Any help finding a place for them is appreciated. We will extend them on a month to month lease until they can find something, although I would like to be able to market the home as soon as possible.

Crime is on the upswing in Indy unfortunately. But, I think this can be said for most cities. There have been shootings and break-ins all across the map.
This map makes broad generalizations, especially in the townships. The center of the map is more accurrate. But, in any given township, you can find neighborhoods that are A, B, C or D.
Indy is not a town to buy property site unseen.
