Hey Bpers,

I noticed that there are a lot of wholesaling and direct mail success stories but i have yet to hear someone having success in NYC within 5 boroughs. I am fairly new to the wholesaling business and would love to hear some of your stories.

I am also mailing to probate leads where i'm having the most success. But as of late my response rate has been horrific with probates.  My equity list consist of 

30-100 percent equity

Absentee owner 62 

Owner Occupied 1200

Last market sales Date : 01/01/1900 to 12/01/2010

Bedroom count are recorded in my county.

Day 3 only received 4 calls. 1 possible seller looking to possible list with an agent.

Every area in Queens, Ny is pretty over saturated with investors and mailers. I chose this area because I live in the area and I don't get as much mailers as other areas in Queens.

After being on the site for a year and educating myself I decide to jump into wholesaling full time. I Just sent out my  first batch of small yellow text postcards using yellowletters.com to about 1200 individuals with with equity ranging from 30-100 percent in there homes. My mailers were received yesterday and I've only received two phone calls from those mailers. Any advice would be helpful to getting a better response rate in my mailers.

I've been trying to get I touch with an executor to a property that Is vacant and is going to be an all cash sale due to the condition of the property. I tried mailing the executor which is an out of state owner but it's seem that the executor has the wrong address on affidavit form.  My question is contacting the attorney that is completing probate a good idea ? 

@Dev Horn and @Michael Quarles  What percentage of equity  should i pull with absentee owner list ? Or do I pull Absentee owner list alone ?

Okay thank you for all the responses. @ Micheal Quarles there are specific zipcodes that I want to target. The county of queens is far to large for me to know. The areas i will attempt to target are these specific zipcodes 11411,11412,11413,11416, 11422,11433,11434,11435,11436. The median sales price in these areas range from 350k to 385k which is average for the county of queens. 

I'm new to the wholesaling business and wanted to know how to get started with $3000 Budget. Also what list is the best list to pull from listsource. I've tried the equity list with out of state absentee owner but not many come up in my county. I would love to here from you guys.
