Hello all, this is not an ad.

My wife and I are looking to use our VA loan in the Portland or surrounding cities in Oregon. We have never used our VA loan before and we are looking to find a house with 4b/3b 1,750sqft with a decent back & front yard with no HOA.

Currently we have been looking through Zillow and Realtor, but we have not found what we are looking for. The idea of a new construction has crossed our mind but we do not really have any idea on how that process would go. If anyone has any information or can refer me to resources, I would greatly appreciate it!!!

@Brian Bohrer, how does one go about applying or getting approved for using an assumable loan to purchase a house? Where can I see the other 55 properties that you mentioned that are on the active market that are eligible for a loan Assumption? I am currently not in the US and won't be able to see the house in person. How long does a normal VA loan that is used to purchase a home usually take? Also, can you explain what seller equity is? My understanding is that it is me paying out of pocket what the previous owner has put into the house. I will definitely check out your blog post! Thank you

@Ruth Lyons, I am comfortable with looking for a house that's 2 bedroom and 2 bath. I do understand that looking for something like that is pretty difficult within the area of Colorado Springs and Fountain. I would like to hear any suggestions you have! I also did not know about the steep homeowners insurance within CO, but that does make sense as to why. 

@Carlos Valencia, if I ask you to be my mortgage broker, what ties would I have to you? As in what obligations would I have that would require me to stay with you as my mortgage broker? 

My current goal is to find a house and turn it into a rental for the future currently.

@Carlos Valencia, how would someone go about finding a lender when using a VA loan? I'm unsure as to what specific things a lender should have or what I should be looking for in a lender. Any ideas on this? What would be the benefit of taking a max loan for a home? I don't see how taking a max loan would be beneficial for anyone. The military has a Base Allowance for Housing set at roughly $2,300.

@Cory J Thornton, I appreciate the information you gave me. I'm not where to look or find good and trustworthy real estate agents. I am planning on using a VA loan. I don't have hardly any debt ($7000-car). I appreciate the support.

@Spencer Abeyta, do you have any recommendations on local agents within Colorado Springs that you have worked with and are supportive towards buyers?

Hello everyone! 

I am moving to the Fort Carson/Colorado Springs area in August 2024. I am military and looking to use a VA loan. I have never bought or rented any property and I'm looking to buy a home at $300,000 max with a mortgage is no more than $2300.

I have been looking online, but can't seem to find decent houses within the areas I have been searching in. What kind of resources, websites, or people should I start talking to so I can understand how to buy a home? 

Any information is greatly appreciated!
