@Gabriela Huayhualla gabbie. I live in Westchester County which is close to an hour and a half away from you what I consider upstate and you consider upstate may be two totally different areas. Upstate for us doesn't really start until the Catskills so not sure where you're looking to buy. However consider a location that can be driven round trip in one day, so 3 hrs is about the max i would consider.

And remember the traffic in NYC is brutal . If you're in Brooklyn why don't you consider New Jersey? it's in your backyard you can find some deals in West Jersey heading out to PA or heading down to the Jersey Shore. Let me know what you're looking for I've always got my ear to the ground

@Eder Tavares the Orlando Kissimmee Market has always performed consistently not sure about Texas at all however the Airbnb rates are right in front of you on the computer you have to do your due diligence

@Stefon Pegram hi. Local is easier. I'm in the same area as you, my investments are within two and a half hours. Are you staying away because of the prices? I m sure you know that our area commands more rent than all the other states you mention. you can look in Connecticut, Rockland, West chester, New Jersey or Pennsylvania you can look for Airbnb properties in the Catskills or the Poconos. I would suggest you do more research in our tri-state area this is the most lucrative Market in the United States.

@Clint G. if you have enough time scour the used websites like let-go and Craigslist and there are many others like Facebook Marketplace is fantastic in my area New York City people are constantly moving in and out of New York City Apartments these are high-net-worth people and the deals are truly unbelievable you just have to be available quickly sometimes to get the merchandise however the savings could be thousands of dollars per unit so don't discount those types of places my first rental property I bought everything new five years later I bought everything used and I don't regret it.

@Josephine Wilson. Their looking for property appreciation, some could be owner occupied which is a totally different scenario and don't forget 1031 exchanges!

@Lynne Garris Bizarre story Lynne. Did your friend pay cash? Because there are checks and measures so that this doesn't happen. if he went through a bank the bank requires a recent property survey within five or six years then you pay a title company and title insurance, to check all the liens on the property that's how you know you're buying a property free and clear. The survey tells you what you're buying. how could this have happened? He has to check his closing documents for errors. And of course all of the things I mentioned had to be duplicated by the people that are living in the house.

@Frank Agyeman-Duah Frank do more research on the tenant, why are they not paying is it Corona related? Prior did they have a good history? have they been there while? if you can re-negotiate a price comparable to 6 to 8 months of their rent it still could be worth it for you hopefully we'll be out of this covid by next year.

@Tamara Recinos hi. It takes nothing more than a creative mind. You must know a friend or family member that always wows you when you walk into their house. These creative people love to decorate they're not going to charge you. take them to your location for tips. My GF is the creative one she loves to scavage garage sales, estate sales Craigslist letgo , etc... all those websites. the four units that I have by the beach feature pastel colors lots of beachy furniture in mostly whites, blues and yellows and lots of wall decor which people give away for less than $5. don't make it look like a rental make it look like someone's summer house but never never buy retail keep adding to make it fresh. All my units have water coolers, blenders, I found 2 Margherita machines for less than 20 each. 2 units with patios have electric George forman grills, and always 2 coffee makers. My outdoor storage shed is filled with used stoves , acs, refrigerators, wall art and appliances. I always have 3 -4 bikes that can be used. Think resort, not hotel!
