@Hobart King hello this might have been covered already you had a lot of responses but normally one insurance policy will cover another property automatically with a small premium increase. With the INS. on my main home in New York I have coverage on my rental house in New Jersey for about $100 extra and it covers four or five different occurrences. other then that I have no insurance on my jersey property I own it outright so it's not required it survived Sandy so I have no flood insurance and I'm not worried about theft cuz it has no value of anything inside plus it's a very safe neighborhood and with the normal 2 the $5,000 deductible who cares if they steal something don't have the policy in front of me but you should be talking to a couple of different agents about that

Does anyone have a recent build out spreadsheet for a modular home starting from the foundation up? With the out of control cost out on properties now I wanted to get a general idea if modular building is worth the aggravation

@Staci Ryan your Airbnb should be considered nothing more than a glorified hotel room! I'm assuming you're in a good tourist area that's why you're offering Airbnb? Your guests willl spend 75% of the day outside and the rest of the time sleeping in your apartment unless you're paying $14,000 for a built-in Murphy bed..it is a studio correct? you're overpaying. get yourself some good quality used furniture online..(Facebook marketplace) and use your imagination it's a studio rental.... Not your personal living space.

@Jacoby Atako Jacob. Hello. I hope you getting a good idea what you can expect with Realtors these days. when you have a hot market you have people that do less and less work because money is falling out of the skies. I'm working on finding a multi-family . the first buyers agent I selected could care less about representing me as a buyer even though I specifically sought her out. totally ambivalent on every issue. First time I met her to view she showed me one property that I liked ..but went thru quickly and after ten minutes asked me if we should write an offer..even though we had another to see. This Market is take it or leave it so these Realtors responding are right and they're being brutally honest.

Though I doubt they're that honest when they actually meet a prospective buyer.... but this is what you can expect, zero , nothing, most of the houses I'm looking at have no disclosure forms , not required in NJ.... and the listing agents are not giving information out to the sub broker, I understand that if the seller has nothing to give you then you have nothing to pass along buy it's a real sad state of affairs, you're on your own. I remember the old days when a realtor would pick you up and drive you around from house to house forget that. Lol

@Peter Ricca I get at least another $1,000 security deposit . that could cover the cost of changing out the carpets which is going to be absolutely necessary necessary when they move out dogs also like to scratch things.

@Soniel Estime. Stay away from friends and family. About 6 disagreements will raise their ugly heads every week and one will eventually break the camel's back it's not worth it. Do you really want to go to a three-person committee on the color of cabinets? Right now you know more than they do 6 months from now they're going to think they know as much as you do... you've been warned LOL

@Allan Pilapil. the eviction part I think is similiar for both types of leases. In regards to lease terms. I've had qualified.. tenants tell me they cannot rent month to month because they have children and they cannot risk any type of notice to leave within 30 days because the kids are in school also some people think it's a red flag when you go month to month because you're ready to sell the property I think it depends what market you're renting into, higher end markets are generally yearly mid - lower markets are both I would advertise the props as both and then qualify them as per there references you cannot qualify a 750 applicant the same as a 500 applicant.

However read up on the California laws just to make sure.

@John Matthew Johnston. John charge them for everything you feel was not in a similar condition to when you gave it to them, let them come back to you and negotiate each item. You have a nice itemized bill and the prices seem extremely fair. Make sure you take a lot of pictures.

@Calvin Kwan. Check out Facebook Marketplace spend about 30 minutes looking around and then make your decision. I have not put new appliances in years but I have Airbnb rentals all short-term the ovens practically never get used. And I defy anybody to tell me they ever fixed a microwave or a refrigerator

The same. You'll be surprised how many appliances 2 to 3 years old are for sale

I get my best deals in New York City when people leave their high-end apartments they tend to leave air conditioners in the windows the Super's get them and they have storage rooms filled with appliances that's where I get my best deals.
