@Wesley Myers. I'm curious what did they steal? I have str,s also and I think someone stole a firestick but with multiple renters in a row I don't know . the TV kept working but can't find the firestick lol. I charge $500 security . I don't cash the check with the payment for the rental I hold it and only use it for damages. The cleaning service I use for the last 4 years have been taught to walk the property and look for obvious damage... a broken chair laying on the floor is obvious damage a crack across the TV is obvious then I'll contact the renter and have a discussion. I have chachki stuff hanging up to make the place look good in pictures so again I'm curious what do you think was stolen ? I doubt you had any high value items there or mementos, for cheaper items I would let it slide as it's the cost of doing business. I rent a beach house to families with children, their my bread and butter many times we find crayon doodles along the window sills or on the ceramic floors I paint over it or scrub it out. I'm not charging my guests for paint or elbow grease when their paying top $

@Brian Feeny. 7 years ago I compared Home Depot and Lowe's I chose Lowe's they had a better quality cabinet in 15 18 21 24 inch so it was easy to lay out the kitchen 7 years later they're still in great condition your second option is painting the cabinets and just buying the front doors and refacing your cabinets the front door's range anywhere from $25 up to $50 per door the pain is mounting them but it's done right they look pretty good

@Traci Thomason. Hi traci. Not to pile on you but a window AC can be bought on Craigslist for under 100. And a fridge not much more. Keep on top of Facebook CL and Offer up for these items.

@Javier Kaufmann hi. We're both in the New York City area and I think we both have seen the rental market absolutely explode here. the rentals on a 2-bedroom Suburban apartment are more then most downtown cities. I think there were plenty of 10 to 12% cash on cash deals in our area especially those with older landlords who like to keep good tenants at low Market rates if you can find those put a little money into the property and raise the rates by 10 to 15% you're making pretty nice profit and again this is real estate as part of your portfolio it's going to appreciate it's certainly not going to be... in our area anyway ..a roller coaster ride like the stock market. you don't want to put all your eggs in one basket everyone knows that but as an investment that won't take up too much of your time I think it's a good start the brrrr are good but not for everybody especially if you have a full-time job and you buy locally in our high tax area.
