Hi @Eddie Soto it sounds like you are looking to take a real estate licensing class. I haven't taken any yet but I have been leveraging the information that is here on BP. You can get a great introductory course to Real Estate Investing by listening to the Podcast, the #AskBP Podcast, being active in the forum, reading (both blogs and Books) as much as you can, and most importantly networking with people in your area.
I would really say that networking can teach you so much especially in the beginning.
For the books start with the Millionaire Real Estate Investor or the Millionaire Real Agent both heavily suggested books. The Absolute Beginners Guide that you can find in the fileshare a great introductory Book

I will say that natural gas is way easier than dealing with oil. As a new investor I do not have experience separating utilities.

The joy of inheriting tenants. Just reading the list on animals made my jaw dropped. It's tough to understand why a person has so many animals in such a small space.
As you inherited as a tenant it is definitely something that you just have to deal with at least until the new lease is up. If you do change the terms on her you do take the risk of losing a good long term paying tenant and if you do up charge her you run the risk of losing her and her animals retaliating all over your property.
Have you considered checking what the other tenants think? Would you be ok with all of your units having this many animals if not then I would move to telling her that you can't bend the rules for her.

True success story. I am looking to make our first investment property similar to yours #househacking. I like that you stuck to your negotiated price as you already know thats where the $ is made. I also have to applaud you for not taking any lip from that agent by giving him the 24 hour window.
You had patience and it really paid off.
Did you have the renter before finalizing the property? Do you have to register the studio with the county you are in? Were you planning to make it a triplex?

Thanks for providing the downside of the 401(k) loan. A lot of people tout how amazing the loans are but i like the full perspective. I am highly considering utilizing a 401k loan that I will receive at 3.75% and will pay off over 5 years. The amount I'm considering borrowing is about $15k so I'm essentially paying back about $23k. Not to mention the gains/dividends I will be losing out in the market.

I agree with @James Wise and @Nancy Brook two weeks will fly by and before you know it you can show the apartment at your convenience. Hopefully within your model you have worked in partial vacancy rates and as long as you planned appropriately I think you will turn out ok.
Also when you show the apartment without the current tenants mess and dog you will be able to show the apartment with its full potential.

@Bryan Vince Although they might be useful in the future if something were to happen I think you should request that he removed them. As this wasn't part of the lease I think you have the right to request this.
If his reason is for concern then maybe you should put a few cameras throughout your property. I would even say that having the cameras would bring a certain type of tenant, one that is concerned about safety.

In the court case above, I think that was the right decision of the judge to side with the Stambovskys. I see the lack of disclosing a house being haunted as a lack of ethicalness. This of course is my personal view.
I always would want to put myself in the feet of the buyer and I would want to know if a property has ever been considered haunted and even more so if it's been proven to be haunted.
To me it boils down to full disclosure and honesty.
