@Krystian Sosinski I have been trying hard to get my first wholesale deal here in phoenix and im just so lost with all the information I have been receiving about this topic. So basically I would have to obtain the property fully (by closing as sold to me) first before I can then resale it to the buyer ? A double closing is what I need to do ? 

does anyone know if this same rule applies in Arizona ? I want to do a few wholesales and don't have any money but have a  buyer and seller just don't know how to get it in motion ????? I have the opportunity to get the contracts but just don't want to make any to sudden moves that could put me somewhere that I cant afford to bail out of ??

Hello, im trying to get this wholesale thing going and im here in phoenix  were I've heard it is a great market for wholesaling. With all the expansions happening all over the valley I can make money very easy is what im told by a few local investors. I have little to no money but am hungry to get my first wholesale deal. I have used several different educational sources to gain my knowledge and have come to realize that I wont know what its all about until I actually do it. I have researched and found properties im going to check out this weekend and want to try an have a deal done by mid January. I will be using hard money to get my first wholesale with hopes of selling with in the same day or the same week. Can this be done with no money of my own ? and what does the lender do in this case i would need 100% financing ??? Please help !!!!!

Hello, im new to the investor world and am trying not to get discouraged because everything I read is all negative with any program or person I look at that could be a possible mentor. I have most of my ducks in a row but just getting out there and doing it is what im doing next. I have been watching videos and reading books but I ned real world experience to pull it all together. please help me anyone someone positive please
