Hello Scott,

Yes, there is a 12 month P&L. There is currently an accepted offer on the property. The offers on the property have been cash offers. Per Listing agent, she determined CAP rates using cash purchase options and this is in her disclosures. She also has excellent records. If you would like, I can send you additional information if they have any issues with this transaction.
