I'm a STR host in the downtown Indy area. I started my first STR as a house hack and now own 5 units and manage an additional 4 for other investors. Happy to connect and help answer any questions you have!

Hi Connor! 

I started my house hack as a STR, too, but I was able to rent out the other side of my duplex on Airbnb. You can definitely list multiple private rooms on the platform, that's actually super simple once you get into the platform and set up your listings. One piece of advice if you do gown this path- make your listings extremely clear to guests that they will be interacting with you and potentially interacting with other guests during their stay.

All that being said, I wonder if a traditional tenant might be better starting out since you will be sharing spaces and it's less to worry about on a day to day basis. Kind of nice to find friends to rent from you and build equity that way. Then you can use the equity to buy a second property for a full time Airbnb! Just a thought.

@Luke J Nelsen Stay with it! We use Your Porter and are actually excited about the prospect of new functionality and integrations. I'm in need of some recommendations for a direct/private appraiser in Indianapolis. I have a friend trying to buy a home from her father's estate and this is part of the process. I found a similar post on this topic from a few years ago, but looks like that company went out of business.

Hello BP!

I'm relatively new to real estate and have been trying to research what impact there would be from performing a cash out refinance on one property while at the same time attempting to secure financing for a second investment property loan. The first property is a duplex (and primary residence) used for short term rentals, which are providing a relatively significant return. I've recently learned of a few lenders that will accept the proof of income provided by Airbnb to use towards financing or refinancing a deal, and plan to speak with the one that works in my market.

At the same time, I'm interested in purchasing a second property, another duplex, which would be used for traditional LTR. This property has the potential for a pretty solid ROI, but not on the same level as the STR property. This neighborhood is more up and coming and I believe is better suited for the LTR (rent prices already meet the 1% rule and increasing) with potential to provide more return for STRs in a few years.

In essence, my question is centered around how these two separate transactions would impact the other's success with hard money lending? If I were to work with the refinance lender recognizing STR income and a different lender for the next investment property, would either transaction put the other in jeopardy? Especially considering that each lender would be able to count the income/potential income from that investment? Or, would it be wiser to work with one lender for both transactions?

This may be a very easy answer but, again, I'm new here.

Hello BP!

I'm a (sort of) new pro member at BP living and interested in the Indianapolis market. I currently own a duplex that I am house hacking via short term rentals but am interested in investing in additional LTRs in the near future. As I dive deeper into research and action I am sure I will have more posts here in the forum. Excited to be here and eager to make new connections!
