Is it easier to rent out a 4 bedroom house or a 3 bedroom house in the san fernando valley area? Also, for example, if theres a front house that needs to be rented, is it seen as less desire-able/rentable if the guest house in the back is an air bnb?

Hello!
Just want to know the pros and cons to buying a condo as oppose to a multi family unit like a duplex or triplex to rent out. Is it better to buy a nice condo in a nice area for example on the west side os Los Angeles near the ocean or go a little further out and buy a duplex or triplex in an okay area. Thanks!

Tenants are doing a great job of paying rent a week before it is due. Would it be beneficial to waive one of the water bills as an incentive and thank you to keep paying rent well in advance? Or would it be better to just keep how things are and make sure they pay for everything every time. Thanks!

Hello,
Is there Any way around a restricted dog breed? I have a potential tenant that has a bulldog. Isn’t the purpose of the pet addendum suppose to protect me as a landlord and also the tenants have renters insurance and liability insurance cover the cost? What else needs to be done? Or should I just avoid those breeds?

Hello,
Has anyone ever offered helping out the neighbor of where your rental is to make it look better? Like offer to pay half for an upgraded fence or tell them they need to fix some things? The neighbor where my rental is has a messy backyard and needs some help with curb appeal. They have a fence that’s broken etc.
