They are on a month to month now.  If they have lived there for more than 4 years would it be a 60 days notice?

the tenants have also damaged the floors beyond normal wear and tear as well as damages made on walls such as painting etc and damages to countertops then does this mean they are responsible for the costs of me hiring someone to repair those things?

some things listed on the lease:

STORAGE: tenant should only store property tenant owns. tenant should not store any improperly packaged food or perishable goods, flammable materials, explosives, hazardous waste or other inherently dangerous material, or illegal substances. except for tenants personal property, contained entirely on the premises, storage is not permitted on the premises.

MAINTANENCE AND REPORTING

F. tenant failure to maintain any item for which tenant is responsible shall give the landlord the right to hire someone to perform such maintenance and charge tenant to cover the cost of such maintenance.

G. The following items of personal property are included in the premises without warranty and landlord will not maintain, repair, or replace them: tenant is responsible for all repairs if needed and caused by the tenants.

Hello!

I have a duplex in Los Angeles and I am having some trouble with my tenants in the front. They have not maintained the property cleanliness by leaving trash outside on the carport. The interior of the unit is dirty as well and now they’re saying they need new floors and countertops etc. I have an inspector going in there this week to check things out.

What’s the best solution to this problem and how should I handle it? Thank you.
