@Ciji Masser I am early 30's, 2 young kiddos, building capital ant getting started too!

I dont think it's too late, although there are moments I feel like I am WAY late to the game as well!

We used to live in NC recently actually!

@Ray Perez I'm totally new at this and don't have much to offer, although People like options, it allows them to feel as though they are making their own choice even though there are only certain routes in front of them. Maybe 1. agree to do the paint job and rent increases by $X, 2. show them surrounding rental prices compared to what you have had them pay for many of years, ask them what they think would be fair, 3. Say no to the paint job , etc, something along those lines.

The renters should know that you are running a business and if you could be getting way more on rent than what you are charging them, they should budge a little hopefully since they would still be getting a deal rather than a full price increase on rent.

@Dillon Cook That sounds wonderful! I would like to dive into St. Petersburg for sure and am open to Tampa area.  I will be self managing for the first rental as well as possible future ones, so I would like to stay within an hour drive if I will be self managing. If the numbers work out to have property management, then I have no problem expanding further!

@Nicholas L. Agent says it is a good buy and hold. I am going to be talking a few different options and offers with the seller soon, maybe find a way we can work out financing. The property is on MLS
