Hi BP members!

We are going to get our primary residence with a rentable detached ADU. The unit needs to be renovated in order to rent it out, so we are planning to have it renovated after we bought it and rent it out.

How would you take insurance policy for this? Our agent suggested that we should get two separate policies for the main house and the ADU, since the ADU has its own kitchen. Also, he said that we should have an insurance for vacancy because we are not going to live in right away due to the renovation project.

I was wondering if anyone get a single policy for a house with detached ADU because having two policies could cost a lot more.

I got a letter from the lender that notifying we need to have a HO-6("Walls In" coverage). I thought it was for a condo, but do we need to have it for SFR with common area for the community?

Hi everyone! I am in the process of purchasing a SFR in Texas. I found that one part of the ceiling is patched in the garage, but the seller says they have no idea what it is because it was there when they bought the house.

Can anyone has idea what it might be? Or is there any way we can find out what's going on underneath?

I ended up settling with $200.

I hope there not going to be any foundation issues...

I am making an offer to a SFR in Texas with $100 option fee and got a counter offer with $350.

I read some past posts regarding this, and it looks like norm here is $100-200.

This is my first rental property, and I would appreciate any suggestion,  comments on it!
