I'm wondering if any folks in the Houston / College Station or maybe even Austin areas have any thoughts on whether it'd be a good idea to to buy SFRs in the small town of Navasota near CS. My parents (@Tom Knodt) and I are based in Brenham and are working on purchasing some rentals in Brenham first, but they've noticed what seem to be some potentially good foreclosure deals in Navasota. From what we know there aren't particularly great opportunities there right now (lower median income than Brenham, etc), but they've observed that growth from CS and Houston continues to expand that way and so some decent growth there seems probable as well.

I'm thinking if we can determine that the rental market is good enough to make our numbers work, it can't hurt to buy one or two properties there, but I'm curious whether other investors have thoughts or opinions about Navasota.

I haven't been doing this for very long but am happy with click2mail.com so far for sending postcards that include the name of the recipient in the message (I'm using property address as well when I'm mailing to absentee owners).  This "personalization" option is only available with their "mail now" option (as opposed to selecting a later date for the mail to go out), and the same is true for sending quantities of less than I think 2000.  It takes just a bit of fiddling to learn their interface but once you do it's super easy.  I've been sending out small batches and they are running me ~50c / card and go out the next day.  Good luck!

Welcome Josh!  You might want to attend a Brazos Real Estate Investors Club meeting (aka BRIC; https://www.brazosreia.com)  I'm sure you could meet some folks there who can help you find what you're looking for.  My father and I are getting started investing in that area and have found BRIC members to be very helpful!
