Thanks all for your responses to my question. I just want to be sure the renter can afford the rent before they move in. If they fail to pay, the Airbnb host protection does not cover it.  This is my first time of hosting on Airbnb and i find it so nerve wrecking.

A prospective tenant wants a 6months booking on airbnb.  How can I screen the tenant for background checks, credit, affordability etc?  Is a lease needed?. Please share if anyone has encountered this situation before. Thanks all.

Thank you for your response. A friend of a friend is the tenant but I want to do it right to avoid potential problems in the future. Making sure we write a good lease, good insurance and maintenance in place. I will purchase the book you recommended

First time as a landlord and I have found a tenant for LTR.  I need a good insurance agent to write a landlord policy, I also need a lease and tenant screening, what else do I need, and can you please recommend software or apps and a good insurance agent who understands real estate.

Is Rent Redi good enough?  Any help will be greatly appreciated.

Does anyone know a good software for tracking and capturing data on houses before they are rent ready. For instance, I would like to track the following

purchase price, rehab cost as I spend them, mortgage company, cost, interest, HOA address, HOA fees, closing documents, strategy, issues about the property and more.

any pointers will be greatly appreciated 

I have a property under contract in Houston, the purchase price is 275K, rehab 45, the ARV is 400K. I am looking for hard money to do the deal, please share if you know anyone with a reasonable interest rate and discount point. Thanks
