Do you have a property under contract you are looking to wholesale or sell?  And do you have your wholesaling financed or are you doing an assignment of contract?

Are you planning to live there? In this case, many hard money lenders will not work with you as it is an owner occupied SFR.

Hi Tony, I know lenders who will lend up to 30 years at low interest rates.  However, what cash do you have for a down payment on this purchase?  That is an important factor.  

Hi.  It sounds like you need to divide up your financing expectations.  You may need a rehab loan to finish construction but not pull money out.  And when the building is stabilized and rented and cash flowing, you can then refinance to pull cash out.  Did lenders say why they are not comfortable providing financing to date?  That will help the group point you in the right direction.
