Do not order an appraisal because most lenders have their own appraisal companies and you will be paying for two appraisals.  Is the property in Atlanta?

15% is way too high.  Let me know if I can provide any info on lenders who charge less than this.

Yes, may hard money and private lenders will not look at your debt to income ration particularly for short term loans like bridge financing and flips.

Most private and hard money lenders that I know will not permit seller financing as a second position (or first) and they want the borrower to bring some cash to closing.   If you find a lender who will permit 25% seller financing and no cash by the borrower to close, please let me know!

All hard money lenders do NOT require you to own your own residence.  Many of them are fine with you renting.

Does anyone know how to sign up to provide perks to members?  I am relatively new to BP and cannot find BP support to ask this question.  I can see my member perks but not how to sign up to provide perks.  Thanks.

Are you looking for a residential loan where you will live in the home or a commercial loan where it will be non-owner occupied?  Seems like the former but wanted to confirm.
