Post: No money down through private lender to bank refi?

If you have a private lender loaning at rates of 6-8% and willing to finance your purchase with no money out of pocket at closing (hopefully), this is a very rare situation. Most private lenders are over 10% with about 2 to 5 points on the deal and most won't lend at the about 70 LTV of the subject property.

If you have this offer on the table, I would seriously consider taking it immediately as long as the cash flow makes sense.

Just now after 5 years out I am getting back into the mortgage business and plan on making my first purchase sometime next year.
