David , It was the 5th Distressed Mortgage Expo at the Hilton near Newark Airport. There will be another in NJ in September and then one in Orange County, CA in February.

Hello Annabelle 

The learning curve on notes can seem daunting at first so you should try to narrow down your focus to begin. A good place to get a good overview would be the Distressed Mortgage Expo is coming up in just a few weeks at the Hilton Newark Airport. ( closer to LI than the properties you've invested in ) There will be a lot of great, knowledgable speaker there. The price is reasonable for 2 full days of education and networking without the seminar upselling. 

From what I've seen so far they will be covering 1st, 2nd, NPN, Performers, re-performers, CFDs, DD, Joint Ventures, entity structure, SD IRA investing etc.

Hello Everyone

Is anyone investing in the South West Philly area around Elmwood Park, not far from Philadelphia airport?

I have a potential off market deal but I don't know the area.

What is the expected price range of a 3/1 row house to a rehabber? What is the ARV to retail buyer?

Would this area be better to a buy and hold landlord or rehabber selling to owner occupant?

Thanks @RichardScholtz I hadn't thought of Blackstone. I know they are doing multi property blanket loans based on the debt coverage ratio but did not think of them for a single family acquisition.

Thanks for your input @Jefferson G.. I know Kyle Jasey and go to some of the events he runs, but Kyle is a Hard Money guy. Those loans are generally short term and high interest. What I'm seeking is longer term funding and although rates are higher on no docs then conventional mortgages they are not nearly as high as Hard Money.
