Just put in the county and town and search by address.  

Sure, if the seller would allow you to contact them in that way. I also would build this cost into my offer. Not many investors are buying occupied properties right now in NJ. There is no way to enforce rent collection and no way to get a non-paying tenant out.

My order of operations would be

1. sign the document to vacate

2. squatter completely vacates

3. I change the locks

4. Give squatter their payment for vacating.

One of the best ways to finding home owner i found is also the simplest. You can find home owner's full name in the tax record. After you can skip trace to get in contact.

I would calculate 10 months of holding costs/lost rent due to the squatter. Even if the eviction moratorium gets lifted soon I expect it to be a while before evictions actually take place. Cash for keys works (I would still price in the 10 months to be safe), make sure to have the squatter sign an agreement to vacate letter. Don't pay them until they sign, completely vacate and you change the locks. 

I am selling two of my 2 families as is. Both need work. One is in Newark and one is in Irvington.

I believe there are better plays as a real estate investor rather than solely buying a property on the speculation its going to appreciate. It could as easily go the other way. 

I would get in touch with the HOA

Great question Ronny, I usually search the address/street name on criagslist and other sites. Most of the time if it’s being wholesaled by more than one person than it is being wholesaled by every wholesaler - easy to find out. I also ask my contact if they are the contract holder or if they are “co-wholesaling it”. 

Though, the biggest tell is when you ask for access information or if they have actually been to the property and they don’t have a good answer. 

I would love to see other’s input on this.

Hi all,

I just came across this post and I would like to continue on it. Do you own large mutlis or SFH? How do you think the Newark market has aged? Do you think it is worth investing in surrounding towns (Elizabeth, irvington, orange)?
