JAX is on fire. Stay away

Bergen county or North Bergen? I feel like your expenses will be much more than that on a 4 family. Taxes will be 10k+?

You should still be able to find a lender to qualify you for a convectional mortgage even while being on Unemployment for 2020, If you are currently employed. Private message me if you would like a recommendation.

I would also be wary though as most home prices outside of the City have exploded.

There is nothing unrenovated on the NJ market currently. It is the price we pay for renovated homes appreciating 20%+ in a year.

I think there will be more inventory once the moratorium is lifted but who knows that that will do to retail prices.

It is true you can not currently evict in NJ for Non-payment. You can however evict for other lease violations. For ex. Unauthorized tenants, hoarding, destruction of property etc.

I am not sure about your state's landlord/tenant laws but in New Jersey you are still able to file evictions for lease violations other than non-payment. For example, destruction of property, smoking, hoarding, unauthorized tenants, subleasing etc.

However, it is a different process. You have to file a "notice to cease" then a "notice to quit" first.
