 Thanks for the reply Keith. I'm concerned that I will need some other form of income being a brand new agent with few leads. Especially if I want to fund more deals in the near future.

I'm currently closing on my first deal and am considering a career change after years of working the same W2 job to qualify for a conventional loan. Now that this is just about over, I want to get out of my office. I currently buy and sell cars for extra money (buy below blue book, do value added repairs, sell at blue book value) and would like to start applying some of these concepts to real estate.

My family and friends are pushing me to quit taking my business classes and do the courses to receive my real estate agent license, which starts in a few weeks, but I know I'll need a part time job if I want to make it as an agent. I'm thinking if I worked for a contractor I could learn the other half of the business, but assume I would be paid less than what I'm making in the office and may have a hard time finding a part-time position.

What do you do when you're not flipping houses?

What are day jobs that apply to the business, or helped you get to where you are now?

Where did you learn the skills needed to do rehabs/flips?

I really like the Green District. There are always tenants for Green District properties, and some of the foreclosures around there have been going for good prices! The only problem that I find is that a lot of the properties I have walked through are in the 100 year flood plain, which quickly sucks up that precious cash flow.

I agree, but it always seems there are better places for cash flow than others. Some of the more inflated areas in Oregon really are just about impossible to get cash flow without buying something that needs major rehab or value-add construction.

I haven't done much research of Eastern/Central Oregon. Most of my focus has been towards the coast (because I travel there a lot, and am very interested in owning some coastal real estate), and anything off the I5 corridor. I know Bend has been very hot for real estate in recent years. I'll take a look at my proximity and start familiarizing myself with area's prices and see how the numbers look. Sounds good. I'm in Eugene all the time and really like it up there. Prices in Eugene are much higher compared to Roseburg and surrounding areas, but rents are much higher too. I'll start running numbers on Eugene and surrounding areas. Thanks Ramiah!

Hello BP,

My name is Anthony, I just turned 21 years old, and this is my first post. I am currently purchasing my first real estate investment here in Roseburg OR. That in itself is a story, simply because I was tied up in a short sale for so long before my deal finally went through. I was qualified for my loan about 14 months ago, and I have been looking at local real estate on a daily basis and running numbers on a daily basis ever since. It seems that around here there isn't a lot of opportunity for cash flowing properties. Cash-flow properties are my main interest and what I would really like to build my portfolio with. Most "good" deals that I have found in the last year never cash flow more than $100 after all monthly expenses.

I'm hoping there are others locally that may be investing within a 2 hour radius of my current property. If anyone knows of good areas that are good for cash flow in OR, any insight would be much appreciated.
