Matthew Kuhn and Chris Bodden, San Antonio has a much larger SFH pool of options than multi-families. The MFHs are out there but it is very competitive and often over-priced, in my opinion. If your price point is under 200k you will have a much easier time finding single families.

Welcome to SA Jack,
The Northeast side of San Antonio will have what you are looking for. Live Oak is a great spot that puts you in the middle of Fort Sam Houston and Randolph AFB. Other options are Converse, Selma, and Universal City. I purchased a SFH for 130k in Converse and a SFH in Live Oak for 240k. Duplexes in this area are around 200k if house-hacking fits your family's life style.

Not an agent myself, but you cannot go wrong with Keller Williams. The agents I have used from them have been great. And when you have an awesome CEO like Gary Keller leading the company, you cannot go wrong.

@Christopher Thorpe I hope this thread continues. Like you, I would like to read strategies from other active SA investors out there. Investing in San Antonio can be very rewarding but like the posts above mention, it takes a lot of time and number crunching. The deals are there but take time to find and you may have to create a deal to turn it into a winner.
I recommend reaching out to property managers in San Antonio and see what they have to offer, I bought a duplex that way three months ago. "Driving for dollars" is a great way to get a feel for the market and find something that will work. I found and flipped a property that way in the spring. MLS can work but you might be waiting for a while, I have bought one SFR that way and it was in the summer of 2018.

Thank you @Mike Castellow for the reply. I did not realize it has been 2 months since signing on to BP. That being said, I have been busy. I ended up selling my second property to an all cash buyer and rolled that money over to a duplex that I close on in a week. With this purchase I will be a little light on cash to pull off a BRRRR. Maybe we can do business in the future. I wish you all the best with the construction business.

Hello BP community!
I am proud to announce that I have finished a quick rehab on my second rental and it will hit the market tomorrow for a tenant. Both of my investment properties have been easy rehabs with little forced appreciation. For my next property I would like to try the BRRRR method. That being said I am looking for insight from fellow San Antonio investors that have reliable contractors that currently have the bandwidth to take on another rehab.
I want to note that I am not interested in taking business away from any investors; simply a connection with a good contractor that experienced investors use but maybe do not have the capital for a deal at this time.

Hello all, I currently live in Live Oak and am looking to invest in a manufactured home in Converse. Has anyone done this in the past? Anyone familiar with SUN Communities? Any helpful tips or words of wisdom? I think I am going to pull the trigger and purchase with cash; I am really looking for someone to talk me out of it with solid data.

Hello BP,
I have a question that I want to ask the masses since I am very new to the rental game and only have one rental property.
What is everyone's take on investing in new construction with the intent to rent it out right away? I live and invest in San Antonio and there are new neighborhoods and new houses being built all over; would it be wise to buy one and put a tenant in it right away?
Secondly, is it legal or allowed to buy a new house in a neighborhood and rent it out? Or are there rules and policies against renting new construction?

Rookie investor here...
The reason I am posting is because I do not have any friends who invest in real estate so I have no one to share this with. However, I am very excited to say that I have bought my first rental property (San Antonio) and the tenant will be moving in on the 14th of September. After reading Brandon Turner's book and listening to the podcasts a year ago I finally took the plunge and bought a SFH. I have been bitten by the real estate bug and am looking forward to hopefully buying my second rental next year!
Thank you to everyone who writes and contributes to the forums, I learned a lot just by signing on and reading threads.
