Hi y’all.
So after reading through a few books (and posts on this website) I keep coming across the ‘find out who’s short on payments, or find out who’s being foreclosed on’ topics regarding deals. I also keep seeing the ‘search the county records’ to find said deals. Foreclosure.com is a place that I’ve been to but it doesn’t seem as fulfilling as most people say. Also, I’d hate to have someone hold my hand through this process but how does one ‘contact the county for tax records etc.’ to find certain homes? I’m sure there are foreclosures happening all the time- all over the place. And for someone with a little bit of capital, I see this as a great way to, at the very least, jump in and search for a good deal.
Any and all help is so very much appreciative!

Hi Steve! Thanks for your response. My goals ( like most) are to achieve financial freedom to do the things in which I love. I am so green to this whole experience that I am assuming this would fall under the BRRRR strategy.
I currently work full time and think that this method will be the best for my goals. Appreciate your input and would love to hear more!

Hi family!
I think I am ready to pull the trigger on my first rental property purchase, but I’m looking for some help to see if I have this figured out.
I’ll start with what I know..
My brother is moving to Texas with his GF and to help him out by not having to worry about finding a place, I said I’ll buy one- it’ll help me out also by not having to find renters.
House I’m currently looking at to buy is $75,000, and is a 3/2 @ 1,300sq ft.
It needs some updating/a little rehab per pictures I’ve seen, and thanks to the community on BP I have found a good local contractor, (haven’t contacted him yet) to take care of the work.
So the question is I guess, what am I missing from this post to get help from the BP community? Since I live out of state -CA- should I be worried about what the contractor ‘needs’ to fix? I’m assuming the contractor will not make false claims on repairing/updating certain things since he was referred by the community here, but is there something else I should know/do?
I know the people on here want more information from me to see if the purchase is worth it, so ask away as that’s why I’m initially starting this thread. This will be my first attempt at a rental property for passive income and I would just like to make sure I am doing everything right.
I believe what’s best for me is the buy and hold game plan.
Any help would be TREMENDOUSLY appreciated!

@Frank Patalano if I have people I know moving to a certain state, and they said they’ll move into a place if I bought it, should I still do research on the area? Would it make sense to make sure that when they are gone it’ll be in a nice enough area for other people to rent? If the current area is saturated with tentL units is it still a good idea? After there could be a thousand rental units on market but if I have guaranteed tenants for 2 years should I stress it?

Too scared to potentially ‘throw’ money away. It seems easy for a lot of people on here to be investing. Myself, I’m just not sure if I can afford to lose the money I have saved for it to just be gone..
