Hey guys I also forgot to mention that he asked me to send a picture of my drivers license  to a gmail account. I did foolishly, pretty dumb on my part I'm now thinking but hopefully I'm wrong. Guess I'm too trusting and didn't think of a scam. What do you guys think? 

One other thing is I received an email from the guy that he read THESE comments in this thread and confronted me about it. Not sure why a legitimate business would scrape the internet and approach people about their dealings with them.

I just had a guy (Terrance Clark) ''approve'' me today with 6% interest for 20 months on my loan. 

Told me I'll pay interest only the first 19 months and on the 20th payment I'll pay the full amount ($30,000 loan). That is a lot of money upfront but if you do the right things with your money you can pay it all back a deal at a time. 

My concern is the $800 COT (cost of transfer) fee upfront and I only needed to text him my drivers license picture. 

I thought that was rather simple to be ''approved'' of such a large amount, can't help but have my suspicions and if they would run with my upfront fee and not the loan is a hoax.

Anyone who have any input on this company and if they're legitimate would be greatly appreciated.

Hi Chris Piper, I'm seriously considering purchasing findmotivatedsellersnow.com services, but have my reservations. Have you done a deal with their vacant property lists? Seems to me that the only true legit way to build a vacant leads list is via good ole driving for dollars.

I submitted the bid through a HUD registered Realtor as an Investor so no conventional bank loans can be used at closing. Wondering if there's ninja trick for this scenario.

Hey everyone, hope all is great.

I have a question.

I have a HUD property under contract I'm looking to flip to a Cash Buyer. A buyer who is already pre-approved for a bank loan, wants to buy it.

My question is, is there still a way for me to flip the contract without having to spend any of my own money at closing?
