To all people on this thread who shared there advice and opinion with me i appreciate it and i have been going hard on trying to find deals and had gone a walk through or two and im just getting more and more comfortable with hearing no and making offers that arent as appealing to these sellers. but im working on making myself a strong asset to the investors in my market so again thanks for the kind words and you guys will hear more soon i will not quit in this  

The ARV was 320K but he wanted 200k non negotiable with the work that needed to be done was about 100k i just figured due to the pool indoors it would be a hard sell to any potential buyers.

Had a walk through on a property and the owner wants 200k will not budge on that, the house has a indoor pool! needs work also the rest of the house needs work. the house needs about 80k in repairs my gut says no deal here but maybe someone with more experience may have some knowledge and or exp. in this situation and can share on what they did and or what they would do

is there anyone that can explain subject to for me a little better I get the just of it but I’m still a little confused on it and need it to be explained just a little better to move forward with this exit strategy 

@Todd Rasmussen ok so real quick i asked the property owner if i could give them cash to leave the property today how much would he need, he said he would need 50k. He has 50k left on his mortgage the ARV is 160k and needs 45k in rehab. my question is how can i offer him 50k if he only owes 50k wouldnt that be like getting nothing for his house? ive looked at the numbers over and over again and i dont want to keep over thinking and miss the opp. also i want to offer the contract but im just confused or not confident that i did all that i needed to do to make sure i can offer the contract.

well how about advice can i pick any of you guys/womens brains on a property that im currently working on? i think i may be stuck in analysis paralysis on this property and im a bit confused on some things so maybe instead of posting about my dream i shouldve asked for advice on my current situation.

thanks guys for all the advice i understand that what i asked for was a handout and honestly that was not what i wanted to do but i will continue to work towards my "dream" becoming more of a reality. i will continue my education in this thanks again.
