Each party in a closing should have their own attorney - the seller, the lender and the buyer. You're signing legal documents and binding contracts. Unless you have the knowledge and expertise to interpret them as an attorney would, you'd do well to have someone on your side who can.

MOST TIMES A CLOSING ATTORNEY REPRESENTS THE LENDER....IN THE WORLD OF REI A LOT OF CASH DEALS ARE BEING CLOSED....IS A CLOSING ATTORNEY NEEDED ON A CASH DEAL? NEWBIE HERE JUST WANTING TO MAKE AS FEW ERRORS AS POSSIBLE. THANKS!

Wow...this is so interesting...I'm currently taking a real estate law class (part of the paralegal cert. program Im enrolled in) so all of this is so interesting to me! We haven't touched much on HOAs but I still have 2 weeks left in the class.

When was the last time she had an appraisal ? Is she certain of the value?  Lithonia, GA (for the most part) is a nice area...especially if she is near Stonecrest mall.

Anyway, use this opportunity as an exercise to prepare yourself for the real deal.  Figure out what it would cost to rehab, how long, who would finance you, who would do the work, how you would do it?  You should have a good idea of these things before closing on a deal.

Great deals often must be closed quickly, so you don't have a couple of months to pull your plans together.  Figure it out now.
