Interesting! I am a renter in that area and know it very well....actually, this area and E. Lake/Kirkwood are the reasons I want to get into REI. I vote for rehab and sell!

Hello, this is all very interesting to a newbie such as myself....where can I find more info on this 70% rule of thumb?? I'm familiar w/ most acronyms but MAO is new to me. Thanks!

 WOW...I did the exact same thing!! (ashamed to admit)...I was working full time and purchased the online course ($250) and did not complete it....now I am looking to get licensed this year, next cpl of months....good thing is, the online course has gone down to $195.

I have a question....F4F, was this a hard money loan?  I may be interested in going this route but I am a little apprehensive about HMLs...any advice?  Thanks...oh and congrats on the pending purchase of your first investment property!

Hello, I am an ATL native ready to get into RE flipping.  I have watched all of the shows, read the books, gone to the seminars and I am ready to gain some experience.  I am literally typing this post from my cubicle @ work which I am tired of...lol.  I am seeking advice, mentorship and FUNDING.  Any helpful tips are greatly appreciated!  Thanks.
