@Alex Corbishley That’s a great idea maybe start with a $50 dollar gift card from Walmart. I believe it goes along way in building a relationship with good tenants. However, make sure they are up to date with their rent payments.

Congratulations! on your deal. You have done your research and your number calculations look good.
I would look into what the higher end rentals are offering in your neighborhood, and duplicate some of features. So you can get the cash flow you are looking for each month.

@Rason Lockhart congrats on getting started on your real estate journey. You should definitely make sure there aren't any big repairs such as an old roof, or septic tank issue. If the property has tenants you should verify with the seller if they have been current with monthly payments. Good luck on your journey!
