Almost out of complete debt. Ready to invest in RE in the Cleveland Area. Can people give any advice on some areas to stay away from in this area? I like the numbers in alot of parts. What are you experiences? I know this may seem like a tall order but let's chat

Looking into wholesaling to fund my real estate start up. I have decided upon this route because I am still paying down debt BUT dont want to get analysis paralysis. I do want to pay down my debt as well as get some real estate experience beyond the countless books I have been reading. I am ready and willing to provide value to anyone in anyway possible. All experiences are welcome. As the title says, " What do you think is the MOST important piece of information about wholesaling you think I should know?" If you are a new, old, experienced or inexperienced wholesaler or real estate investor please comment.

Question: What are your thoughts on taking out a personal loan to get started in buying properties? I have been going back and forth with myself on this issue. Thanks in advance.

@Rashaun Forrest appreciate that. It was a property i was looking at but I am just working on analyzing deals and ensuring im calculating the correct items i.e. not missing insurance or accounting for having to pay for electricity or making sure the percentage i set aside for cap ex is close to resonable. Really just looking for opinions on how to get better at analyzing. Thanks again for the information

Hello Georgians and non-Georgians or should i say Bulldogs lol, me and my partner are looking to educate ourselves on your great state and drill down to a specific market. A bit about me, I'm currently in the Army overseas and educating myself on the various strategies of REI. A little about my partner he is retired military and will be the boots on ground. I know for a fact once I am complete with this current duty station (2023) I will be ready to invest. The phase I'm in is the debt paydown/education phase. If there is anyone out there contractor, REI, agent, or just local looking to learn lets connect. Any and all information is welcome.

@Kirk R. @Wayne Brooks im just learning how to use the worksheet that is why I asked for the flaws so i can properly analyze the deal. Thank you for the feedback so far I will go back to the drawing board and adjust to get a more realistic sheet
