@Corey Stubbs man thanks alot for that super indepth post. Yes, I know San Antonio pretty well that is where I went to my Army job training. I am a medic in this great Army lol. I always get excited when I have the chance to go back there. So many good memories and yes that place is extremely military friendly which is the main reason why i picked Texas as somewhere I would like to live. Texas lines up with alot of my values and I hope that i can make a second career or hobby out of REI. Stay in contact brother and trust me the time will fly then you will end up at the point where you are 3 years out.

@Holly Brown thank you for the warm welcome. That is exactly what I would like, to build a long lasting relationship with a great realtor. I would love to chat with you and get to know more about your experience. I have browsed several markets (Houston, Tyler, San Antonio, Harlingen) just trying to drill down more so I am extremely versed in which ever area I pick.

Hello Texans and non-Texans, looking to educate myself on that state and drill down to a specific market. That will probably be the place I retire to in 6 years. A bit about me, I'm currently in the Army overseas and educating myself on the various strategies of REI. I know for a fact once I am complete with this current duty station (2023) I will be ready to invest. The phase I'm in is the debt paydown/education phase. Any and all information is welcome.

Hello my fellow BP Money Masters, this is just a post about feelings. Im currently in the debt pay down phase and so anxious to get into the game. I am saving and following the guidelines set in many of the books (Set For Life, Simple Path to Wealth) but how do you all manage your anxiousness and be patient to continue the path? Also, quick question, Im currently putting $500 toward stocks and saving $500 a month while still paying down my debt.... do you think this money is better spent paying down debt?

So just a little clarity on the 4% rule. Please any and everyone comment. I get the whole concept of the 4% rule but im just hung up on one portion and dont laugh at me lol. So does this 4% rule go into action once you retire...example if i retire at 62, i do 4% of what i need to leave from 62 until i think i will pass on (pretty morbid), Thanks for any and all comments.

@Bryant Keith McNeill I would suggest working on getting that credit score up and while duing this building a solid financial foundation (cash reserves). The last thing we want you to do is go out there and buy a property then have some unexpected cost arrive. Also, @Alex Olson is right, currently times are rough for those who are just starting out and dont really know the ropes and you not having a job is a big downer. Focus on the cash reserves and credit while reading ALL the BP books you can get your hands on. I suggest @Scott Trench book Set for Life because that will give you a great financial foundation to begin. Hope some of this information helps.

Does anyone want help analyzing deals? I am currently in Germany and want to continue to practice analyzing deals but dont have a specific market to analyze due to me being in the military and not knowing my next station. I know i can do long distance but still not out of my debt pay down phase. Plus I want to bounce it off of someone and see if we come up with the same numbers. How can i know if im doing it correctly if nobody checks. Thanks alot in advance.

I have some extra down time while deployed. I am considering if I should pursue an online RE license while i am paying down my debt and to fill the time due to my inability to finish my last year of my MSSW. Any thoughts on the pros and cons of why I should or shouldnt? Any help is always appreciated. Also, in doing research i have learned that you have to choose a state to pursue a license in....is that true?

Im currently overseas and would like to start a newbie investor Zoom meet up group. Just doing a little testing on the beat of the newbie investor pulse of BP. This would be a once a month meet up to hold each other accountable. Some topics to cover be book recommendations, lessons learned from the most recent BP Podcasts, and of course a free safe place to bounce ideas off of each other. Everyone is invited but mostly for those who cant go to a traditional meet up. Please feel free to leave a comment or suggestion. @David Pere @Mindy Jensen @Brandon Turner
