I can't recommend a tool that will tell what is the best place to rent but I will suggest getting a PM and recommend these places which are great for rentals.

Hey Matt.

The best way that I have found property management companies is just cold calling these property management companies on Google. Type into google "property management *city*" and then just start calling. Once you find a few that are interested in helping you, schedule some face to face meetings with them to learn more about their business model.

After you go through this process, it should be clear who the correct company is for you!

I have raised funds right from BP and from networking events. I'd recommend creating nice packages for your projects and meeting more and more real estate investors and tell them how you would like to work together. You can search up local real estate investors and connect with them to meet up with them in person.

Investing can definitely be used as a main income. 

I started a real estate business which is now my main income and you can do the same. Many people I know have started companies in the real estate space where they flip houses or wholesale deals and use that as their primary income.

So it can be done!

Investing out of state is where all the cash flow is and it is there for the taking. Investing out of state allows you to buy properties with $20k down and cash flow $200-300/mo.
