Hi Alex, 

The best way that I have found property management companies is just cold calling these property management companies on Google. Type into google "property management city" and then just start calling. Once you find a few that are interested in helping you, schedule some face to face meetings with them to learn more about their business model.

After you go through this process, it should be clear who the correct company is for you!

I use propstream for my wholesale company and that is where we buy all our data. Then you take that list and skip trace it and cold call or text those leads.

You should also get connected with wholesalers through facebook!

I have still found tons of cash flow in Cleveland and Akron!

It’s a great time to buy there. I’ve found deals that are 9-10% cap rates with 15% cash on cash returns.

Hi Uni,

You cannot pass off utilities during the construction period off to the tenant once they move in.
The tenant will pay for utilities on the property after their move in date.
