Post: Moving... sell or keep & rent current primary residence?

Hi Holly,

I think an argument could be made for keeping and selling.

If you desire to keep the primary, you can keep investing in RE by raising money from investors and using your current portfolio to show the work you've done. You can take a portion of the equity and cashflow for the work you do with putting little to no capital in. You can also refinance and see how many more SFR you can get with that!

If you want to sell it, I think you'd need to see how far your capital could go in investment properties. The cashflow could cover your living expense & rent. Then you could potentially live for free!

I think the best way to approach it would be to compare. See how much the property itself would CF + the CF from the refi money. Then compare it to the CF if you invested the equity in other properties of your choice.

Chose which will make your money go further.

A way to check the best CF would be to use Rentometer.com to check rent prices against the purchase price and then check the county website for property taxes. With those 3 numbers it should be pretty easy to see which houses CF the best!
