In CA, AZ, NV, we would lend up to 80% of Acquisition and 65% of ARV and up to 100% of rehab. In this case a private money lender could lend up to 70% of acquisition and then do an escrow hold back for the repairs that would be paid upon completion as it would add value to property and still be under 65% of After Repair Value. You should reach out to a local private lender and see if they could accommodate this structure.

Wendell De Guzman I liked your script. It creates some engagement and will provide info you can definitely use in your analysis. It is also a numbers game, so might as well cut to the chase to see if there is a potential deal.
