Here is how I did it, first I only use PML's to fund the down payment to get loans and initial project start costs ( 10 k on project starts and 10-15% of loan amount) That way I can look for people that may have 30-40k of extra cash somewhere! May it be a retirement account or home equity I use a service called Every door direct from usps. It costs .16 cents for them to stuff a mailbox on a request day with your flier. You chose the mailing route from their website and drop off your mailers to the post office the day before. On my mailers I invite them to a free a dinner and a money making seminar. My mailing list is from known areas where houses are over 300k. At the seminar just talk about what your looking to do and how you'll do it. Be on your game tho so you don't look like a fool if a question is asked. Done this 6 times now, each time I've gotten more people that show, I have about 12 qualified investors from this!

I have a privately held S CORP. Myself owning 51% and my wife owning 49% of the company. We want to take on a partner and sell off 24% of her shares. How do I go about this process? We incorporated in Nevada and have a " DBA " for NC. I appreciate any help.

Seeing the situation she's in, i would offer points up front. She's getting married so probably could use the cash. Not sure about the rest, because I don't know background info on the house. The points upfront and you assuming the loan may be enough. Map out an exit strategy so she knows what exactly your gonna do, and when she can expect it. That will build confidence and trust . And if you exit early, and get her loan paid off, well you've done what you promised! Early! I always wanna do right by people! It's important.

If your going to do a purchase hold, try a " subject to" or seller finance with a 3 year term

We went to one a few weeks back, guy from auction.com walked us threw how it worked. The upset bid thing was new to me. I bought a few houses in Baltimore at tax auction and it was completely different. And they were a lot cheaper! Lol
