@Adrian Palmesano Hey! There are few ways to get some real estate experience without investing yourself.

1. Work with an investor. Its not easy, but you need to offer value for the investor enough for them to want to work with you.

2. Become an agent. You will learn alot about how buying homes works and can make some money

3. Start Wholesaling. You can really learn how investors think.

Welcome! I have some feedback on deciding to use the BRRRR method to start.

While the BRRRR method is great to help you build wealth quicker, I do not recommend you start with that.

If this is you then I would recommend you stay away, otherwise go for it:

1. You don't have tons of cash. You need to buy a house cash or with hard/private money. If you don't have cash I don't recommend starting with a hard money lender as there's a lot more risk with the higher costs.

2. You haven't mastered fix and flip or buy and hold individually yet. BRRRR is using both in a specific order. The last thing I would hate to see is that you jump in too quickly and make a mistake to start because you did not budget enough for rehab, or the appraisal came in less or the rents were not as high. It's a more advanced strategy.


Ultimately I would start with a house hack. It allows you to get in cheap and learn while living for free. Then getting started with a BRRRR.

@Michael Bultena Jr. Great that you want to start so young! You can really take advantage of the money compounding for you.

I think house hacking a small multifamily would be a great idea, but just make sure you are accounting for the what the cash flow will be while you own it (if any) and the cash flow once you move out.

While you are there, you can save a lot of money and reinvest that cash into a new property.

I think the best thing you can do right now is do location research to find a town nearby that will best allow you to get cash flow while living there.

@Ari Hadar Theoretically yes. But in the end, it all comes down to the math on the individual property. 

In a hot market, homes usually sell quicker and have higher asking prices. Unless you are buying cash, then you will have a higher mortgage amount and the cash flow will be tighter for a rental.

If you were to flip, you can capitalize on some of the hotness in the market while rehabbing.

In a downturn, the home prices tend to be lower, so while your home will be cheaper, your appreciation chances will be lowered.

 Hey Antonio, thank you very much for your response! 

I totally agree with you that I am a little confused on where I should start and focus my time. I've drawn out multiple lists about which strategy would better fit my end goals, and I still haven't come to a conclusion just yet. However, once I do find that one strategy that best fits my goals, I'll definitely do as you suggested and stick to that!

If you and your 2 boys lived in a 3 bedroom in one unit, then you would have the entire other unit to rent out
