Hello BP,
I am looking for sound advice on this situation...
My mentor and I have home, and land that we own out right in the Richmond,VA metro area, the home needs a total rehab that will cost about 40K to bring it to market value. We are discussing "Hard Money Loans" but the issue with this is 1) we only need the rehab funds. 2) We are both going have an issue being approved for a conventional loan do to the fact that we area both full time investors.
What are some options to circumvent this issue? Thx!

@Kevin Itima I currently live in this area, and you're absolutely correct the entire area has a lot of distressed properties very similar to what you've described. @Ethan Atkinson @Juan McLemore if you guys are interested in something similar to what @Kevin Itima is describing I have a few that I am working on with the banks and also some out of state owners.
Now is the time the entire city of Atlanta is under construction, Also the belt-line, and the stadiums are doing a lot for the city

Hey @Rick Baggenstoss, I Also currently run an Airbnb in the downtown ATL area, I do not offer any cleaning service i actually use Molly Maids as @Jon Crosby suggested their pretty good and worth it, Also to off set this cost I charge the renters a $15 "cleaning fee" that you can have setup in your Airbnb profile its separate from you nightly cost so many times the person has already committed to your place.
Hope this helps I personally love running my Airbnb it takes a lot of stress away!

Today we've got another Townhouse. This one is currently occupied with a tenant. They are paying $775 a month, no lease in play, so they are on month-to-month terms. We had our contractor go out there and asses the property for repairs, contact me for pictures and for the repair estimate.
